The form below will assist us in efficiently opening an order for your Seller Carry Back or Private Lender financing documentation (Note and Deed of Trust) to be used through your escrow file.  Prior to submitting the form and uploading supporting documentation, all parties should be aware to expect a call from our office.  If Agents are involved, we will first contact the Agent(s) to discuss our call with their client.  We will then contact the appropriate party who will be paying for the service (payment of $395 is collected in advance by credit card only).  We will then contact the Lender to place the order (this is an electronic order which an IN A PINCH staff member will walk the Lender through).  After the order is placed, the Note and Deed of Trust will be ready within 24 hours, at which time it will be sent to the Lender for electronic approval.  Once the Lender approves the Note and Deed of Trust it will be emailed to the Escrow Officer for processing.  If changes are needed, the Lender must send us a written email for those change requests.  Changes cannot be requested by any other party other than the Lender.

Please be sure to upload the following:

A copy of the Grant Deed to be recorded at close of escrow
A copy of the Preliminary Report of Title
A copy of the Seller Financing Addendum (if applicable)
Buyer’s complete vesting
If Borrrower is an entity, documentation for signature block
Buyer’s mailing address after close of escrow
